Two boys aged 12 and 14 have been arrested on suspicion of arson after a large fire in Nottingham city centre.
The incident happened just after 10pm on Monday at a building in Market Street, just above Escobar, Nottinghamshire Police said.
Two boys have been arrested on suspicion of arson and remain in police custody.
Smoke was seen billowing from the roof opposite the Theatre Royal.
At the height of the blaze, 12 fire engines were in attendance, along with ambulance service staff.
Officers closed Upper Parliament Street, Goldsmith Street, Market Street and the surrounding area to protect the public.
Some properties were evacuated while fire crews dealt with the blaze, police added.
Tram services were stopped and roads were closed throughout Nottingham city centre as firefighters battled the blaze at a residential property.
Several roads in the city remain closed, while many bus services have returned to their normal routes, but with delays.
Early on Tuesday morning, the Nottinghamshire Fire and Rescue Service (NFRS) said there were still some crews at the scene.

An investigation is under way to determine the cause of the fire and to establish the full details.
City commander Superintendent Chris Pearson said: "This incident caused large-scale disruption to Nottingham city centre last night, but luckily no one was seriously injured. This is testament to the combined work of all emergency services coming together to protect the public from harm.
"While we are in the early stages of the investigation to determine how the fire was caused, we have arrested two boys on suspicion of arson and criminal damage.
"These arrests were made very quickly after we were called to the incident."
Group Manager of NFRS, Richard Leighton, said: "Crews worked extremely hard throughout the night to get the fire under control, and they're still working to ensure there are no hot spots throughout the building."
